What’s Included: We’ll handle the referral of your application and receive their feedback. Once we have this feedback, we’ll continue preparing your planning report, ensuring it aligns with all relevant regulations.

Client Option: If you prefer, you can handle the referral process yourself at no additional charge. Once the feedback is received, we will proceed with your report preparation.

Our Process

This initial review ensures you receive the correct report tailored to your needs, preventing any surprises and ensuring transparency around pricing. We want to make sure we fully understand the scope of your project and that you’re only paying for the level of service you require.

Based on the documents you provide, we will evaluate the following:

Does the project fall under a simple category (e.g., Vicsmart applications, small sheds, and extensions)?

Are there zoning triggers or a single overlay (e.g., environmental, heritage)?

Does the project involve multiple overlays or complex zoning regulations?

Quote and Service Recommendation:

Once we have reviewed the details of your project, we will inform you of which pricing category your planning report falls under (Basic, Zoning/Overlay, or Complex). We will then provide you with an accurate quote and an outline of what’s involved in the service.

Accept your quote:

Once you are happy to proceed simply accept your quote and we will get started on your application.

Timeframes

At Properlite, we are committed to delivering high-quality planning reports that meet your project’s unique needs. Our process is structured to ensure thorough research, accurate analysis, and careful attention to detail, while maintaining clear and realistic timelines.

 

How Long Will It Take?

The timeframe for completing your planning report depends on the complexity of your project. Below is a general guide to help you understand when you can expect to receive your completed report:

 

1. Basic Planning Report – 1–2 Weeks

For straightforward projects such as sheds, small extensions, and Vicsmart applications, the report will typically be completed within 1 to 2 weeks from receiving all necessary documents. This includes zoning checks and preparing the required application form for submission to council.

 

2. Zoning Triggers & One Overlay – 2–3 Weeks

For properties subject to zoning triggers or with one overlay (e.g., heritage, environmental), we will provide a detailed report that includes zoning analysis and the appropriate application form sections. These reports typically take 2 to 3 weeks to prepare, allowing us to ensure accuracy in interpreting all relevant regulations.

3. Complex Planning Reports (Multiple Overlays) – 3–4 Weeks

For more complex projects involving multiple overlays (such as heritage, environmental, or flood overlays), the report will require comprehensive research and analysis. These reports generally take 3 to 4 weeks to complete. This timeline ensures we address all potential planning issues and create a thorough, tailored report.

 

4. Objection Response – 1 Week

If your project faces objections during the council review process, we offer a professional objection response service. Responses are typically completed within 1 week to help you navigate the process smoothly and address any concerns raised by the council or the community.

5. Overlay Referrals- 

Please note that referral responses generally take up to 28 days to process, depending on the complexity of your project. We will keep you informed once we receive the feedback, and your planning report will proceed accordingly.
